Terms & Conditions


RESERVATION CONFIRMATION. A $200 deposit will be charged to your credit card the day the reservation is made. Reservations made less than 35 days of the arrival date must be paid in full. Reservations are not fully confirmed until the deposit has been charged on your credit card. A confirmation will be sent to you via email. Sometimes the confirmation will go to the junk or spam mailbox, make sure you check before you contact us.

CHANGES OR SUBSTITUTIONS TO RESERVATIONS. Only prior to arrival changes will be allowed and are subject to availability; appropriate fees may apply. Tripaway Properties / AHG Inc strives to comply with all reservation requests to specific vacation residences, however due to change in ownership, unforeseen mechanical problems or any other circumstances; we cannot guarantee a specific rental property. We reserve the right to change assignments without prior notice or liability should a residence becomes unavailable.

In the event the guest must be moved to another property due to an emergency, health, security, life threatening or maintenance issues at the property currently occupied, the guest will be notified first. If the guest becomes unreachable after numerous attempts, for the protection of the guest and its family wellbeing, Tripaway Properties / AHG Inc will have the right to move their belongings securely and diligently to the new location without the guest’s authorization.

CANCELLATION POLICY. There will be no refunds for cancellations made within 35 days prior to arrival, early departures or no shows. Guests that fail to check-in or notify delay for check in at the appointed day may lose their reservation and will be subject to relocation to another property if any available.

CLEANING FEE. There is a mandatory cleaning fee for every reservation. Rates vary depending on the size of the vacation home. Similarly, daily maid service is available upon request at reservation request for an additional fee.

PAYMENT OF BALANCE. Balance is due 35 days prior to arrival. Remaining balance will be charged automatically on your credit card without any notice. Please refer to your confirmation for payment due dates. Payments made by check must be received by the due date. If not received on time, your credit card will be charged for the amount due plus any fees.

REGISTRATION. Florida Law requires all guests to register within 24 hours of arrival. Guests arriving after office hours, MUST register at our office no later than 12:00 pm on the next business day. Failure to do so may result in denied access to the property. Guests must present at time of registration a valid photo ID, reservation voucher and a major credit card. Guests are invited to complete pre-registration prior to arrival and are responsible for submitting all appropriate and required documents.

RATES. Rates are subject to change without notice. Tripaway Properties / AHG Inc, at its discretion, may raise or lower the rates of any given property at any time without notice. Reservations made will be locked at current rates at time of confirmation. Refunds and/or additional charges are not applicable should rates decrease/increase after time of booking.

SECURITY DEPOSIT. A mandatory Property Protection Fee of $85 will be added to all reservations and will not be refundable. No exceptions will be made. The Property Protection Plan will cover up to $1500 for accidental or inadvertent damages. Does not cover negligence, gross intentional damages or theft to the property, guests will be held responsible for any of these. A major credit card must be registered at time of registration to act as a security deposit. It will be charged for stolen items or any damaged to the rental property. All guests are required to walk through the property at check in to assess any damages found. It is the guest’s responsibility to contact the management to report any damages found during walkthrough. Accidental or inadvertent damages must be reported to Trip Away immediately after the incident occurs. Upon guest check out, an inspection will be done by our staff. The property should be left reasonable clean and in suitable conditions. the registered credit card will be charged to cover extra cleaning or excess garbage Failure to do so shall constitute as waiver of any claims regarding condition of the premises. Should expenses be incurred to repair damages, replace missing items, pay for extra cleaning, excess garbage or any other violations of the rental policy as a result of your stay, Tripaway Properties / AHG Inc. reserves the right to apply the deposit to offset expenses and administrative fees.

The property is to be used for lawful purposes; renters shall abide by local laws, not disturb the peace or litter the premises. House parties are prohibited. Guests who violate this agreement will result in immediate removal from the premises as well as loss of all rental monies paid and security deposits.

The following list shows some of the most common reasons for security deposit deductions, but the list is by no means complete.

 
  • Smoking inside the property.
  • Damage to the home and/or inventory items or missing items, any replacement of damaged items.
  • Excessive garbage and/ or extra cleaning.
  • Late check out without prior arrangement.
  • BBQ cleaning (except if the BBQ was hired from the management company or other rental company).
  • Holes or tears in pool screen enclosure, bent pool poles, damaged furniture, metal objects/toys/trash/other items left on bottom of pool.
  • Blocked toilets or sinks caused through misuse.
  • Stained linens & towels (bleach/blood/drinks etc.), carpet or furniture requiring professional cleaning.
  • Relocation of furniture (beds/tables/nightstands), mattresses, pool furniture etc.
  • Loss of keys, key box, gate remotes or cards, etc. (There is a $50-200 locksmith fee for lost keys).
    Non-emergency call outs after hours for any issues caused by renter negligence.

CHECK-IN / CHECK-OUT. Check- in time is no earlier than 4:00 pm on the arrival date. Early check in may be available for an additional fee. It shall be requested prior to the arrival date and may be approved by Trip Away Properties depending on the availability of the property. Unauthorized entry to the property before 4 pm will result in an extra day charge to your registered credit card.

Check-out time is on or before 10:00 am on the departure day. Late check out may be available for an additional fee and it must be requested prior to the departure date. Approval needed by Tripaway Properties depending on the availability of the property. Failure to comply will result in additional fees and will be charged against the security deposit. All keys must be left in the property lock box upon departure (unless otherwise instructed), along with any gate cards, pool keys, etc.


SMOKING AND PETS. For the comfort and safety our guests by Florida Law, all properties are non-smoking. Smoking is only permitted outside the property or where a patio is available. Should evidence of smoking be found, non-refundable cleaning fees and/or additional charges will be charged to the credit card on file.

Pets are not permitted in the property. No exceptions will be made. Failure to abide by this policy will incur in extra cleaning charges and an additional fee starting at $500.00 will be applied automatically.


POOL HEATER. The heating of pool and/or spa is optional and is available for a non-refundable fee. Under no circumstances, guests are not allowed to touch, turn on/off or tamper with the pool heating system. If evidences of tampering with the equipment are found, may result in malfunctioning and charges for repair costs will apply and deducted from your security deposit. Pool heat will automatically shut off if the temperature drops below 50 degrees Fahrenheit. Heater shutting off cannot be override as this is a security measure to prevent breaking the pool pump. Refunds will not be given if this occurs. If pool heat is not working correctly, then contact our onsite management staff. If the pool heater breaks, a refund will be given for the number of days the guest is without this service. Staff must be aware of this issue when it occurs. Refunds will not be given when issues are brought to our attention after the day of departure. Pool heat is set between 83F-89F and we will not be able to adjust the temperature. At the time of the guest arrival, the temperature is set in this range and it is not comfortable for you, the only option is to turn off the pool heater. The heating system operates approximately 8 to 10 hours a day and it takes approximately 24 to 48 hrs. for the water to heat up. Jacuzzi/spa and pool are connected to the same heating system. Please note: if the home has a Jacuzzi/Spa, pool heat service will have to be purchased in order to be warm. If the pool heat is requested the day of arrival or while you are staying in the home, there will be an additional $25 call out fee. Be aware that not all properties have pool heater equipment.


RESORT FACILITIES. Some of the rental properties are located inside a resort community. These resort communities have facilities that are controlled by the homeowner’s association. From time to time there may be maintenance or repairs needed to the facilities. This could cause the closure of these facilities for short periods of time. Some examples are but not limited to: community swimming pools, clubhouse, pool heaters, and community Jacuzzi’s. In the event of these facilities are not available for the use of the guests during their stay, Trip Away Properties / AHG Inc. will not be held liable or be responsible and no refunds will be made.


ZERO TOLERANCE POLICY. Guest will be immediately asked to vacate the property if the following rules are broken:
 

  • Maximum Occupancy. Please make sure you do not have more guests at the property than the property accommodates. At no time can there be more guests at the home than the maximum occupancy. This includes friends and family visiting.
  • Unless paperwork is provided for a service dog before arrival, break pet policy.
  • Smoking inside the property
  • Careless action and known damage that has occurred during the stay. Please note the individual owner of the property can pursue legal action for damages that occur in the home that is larger than the deposit taken.
  • Underage Drinking or use of illegal substances
  • Noise Disturbances that are affects guests in other homes around the house you are staying in
  • The lead guest on the reservation must be staying in the home for the entire stay.

ACCOMMODATIONS. The property may only be occupied by the number of people indicated by the guest on the booking form. Most of our properties accommodate two people per bedroom plus two people in the living area if a sofa bed has been provided. An additional charge of $75.00 will be made per additional person per night when the number of people occupying the property does not agree with the booking form. Failure to provide valid identification, mislead information, be under the influence of alcohol or drugs at the time of the check in, and or failure to report pets’ companions may cause the cancelation of the reservation no refunds and or denied access to the property. Valid and legitimate charges will be made against the registered credit card as stated in the terms and conditions of this agreement. An adult must accompany guests under the age of 21.
 

It may be necessary for staff or agents of our management company to enter the premises during the guest stay in order to perform routine maintenance or repairs. In the event of failure or breakdown of property amenities, the manager will attempt to repair or replace any items found to be inoperable as quickly as possible but cannot guarantee repair will be completed during your stay. No compensation will be given for temporary outage of electricity, gas, water, cable or telephone. Outages happen from time to time and the operation and/or maintenance is out of the control of Tripaway Properties / AHG Inc. In the event of an outage, it will be reported immediately to the utility company and all efforts will be made to have such services restored as soon as possible.

LIABILITY LIMITATIONS. Tripaway Properties / AHG Inc may not be held responsible for and shall not be liable in respect of any death, accidents, injury, loss or damage or alterations, delays or changes arising from circumstances outside our control such as war or threat of war, fire or adverse weather conditions, government action, technical problems with transport, closure or congestion at airports, cancellations or changes of schedules by airlines or theft from the property, both interior and exterior. Tripaway Properties / AHG Inc will not accept no responsibility or liability for damages or loss of personal items, money, jewelry or valuables of any kind while traveling, staying or after departure of the property. We strongly advise our guests to secure all valuables, maintain all doors locked and make use of the alarm systems in the properties (if available)

In the unlikely event of us being negligent and/or in breach of our contract with you, our liability shall be limited to the cost of your booking with us.
